Trusted Commercial Architects in New York City

Commercial architects in NYC design office spaces, retail stores, restaurants, and mixed-use developments across Manhattan's skyline and the growing commercial corridors in Brooklyn and Queens. Fees typically range from 8–15% of construction costs with top firms charging $150–$300 per hour for commercial projects.

Leroy Street Studio Mar 20, 2026
by Kristen Floersheimer

Ben is professional and innovative.

by Veronica Neiman

Sherif and his team provide a full package service - architectural designs with a keen eye to detail, streamlined permit process, and flawless execution. Their ability to translate complex ideas into thoughtful, functional design was impressive. They provided technical expertise with creative solutions, clear communication, and a deep understanding of both aesthetics and practicality. They were highly collaborative, responsive to feedback, and proactive in solving challenges as they arose. Timelines were respected, and the final design was beautiful, elegant, and highly functional. Highly recommend.

Robert Scarano is an angel. For our difficult situation he was probably the only person that could handle navigating the obstacles we encountered with a DOB violation. His knowledge, experience, and resources are the best and he is also incredibly creative. I look forward to work together in the future.

by Tyler Caine

John Bedard and I have worked together for years on countless construction projects. When it comes to the expediting world in NYC John has repeatedly established himself as an invaluable part of a design and permitting team. He knows the system, the process and the players involved. I would highly recommend given that I will be using him again (and again).

Working with TNB Architecture has been an absolute pleasure! Their team was professional, attentive, and truly understood our vision. Thanks to their support, we are excited about our new café in Midtown Manhattan — we believe it will be a real hit. We highly recommend TNB Architecture for anyone looking for a dedicated and talented team.

Frequently Asked Questions about Commercial Architects

Use New York Lists to search by borough and specialty. Look for professionals with strong local market knowledge, positive client reviews, and relevant credentials (licensed real estate agent, AIA for architects, ASID for interior designers). Experience in your specific neighborhood matters.
Real estate agent commissions are typically 4% to 6% of the sale price, split between buyer's and seller's agents. Interior designers charge $100 to $300 per hour or a percentage of project costs. Architects charge 5% to 20% of construction costs. Get quotes on New York Lists.
Ask about their experience in your target neighborhood, recent comparable sales or projects, their network of contractors and vendors, timeline expectations, fee structure, and references from past clients. NYC real estate moves fast so local expertise is critical.
Real estate agents are licensed by the New York State Department of State. Architects must be registered with the New York State Education Department. Interior designers can be certified through ASID. Check licenses and any disciplinary history online.
Many real estate agents offer free initial consultations to discuss your needs and their services. Architects and interior designers may charge a consultation fee that is credited toward future work. Confirm fee policies when scheduling your first meeting.
